Coast and Harbor Associates (Coast and Harbor) assists public, private, and institutional owners and users of real estate to manage the design and construction of their projects. An owner’s project management firm, Coast and Harbor is looking for qualified candidates to join our highly skilled and experienced projects teams for the role of Assistant Project Manager.
The Assistant Project Manager (APM) reports to the Project Manager and is responsible for assisting with all project management activities associated with single large scale new construction projects and/or multiple small to medium size renovation projects. The APM participates as a professional member of the owner’s project delivery team through the design, construction, and occupancy phases of projects.
Responsibilities include:
• Facilitates communications throughout the project, particularly during transition from one phase/milestone to the next. Helps develop and maintain project schedules and budgets from design through project closeout. Communicates to the Project Manager issues affecting project program, quality, budget, scope, timeline, or delivery
• Attends the weekly owner, architect, construction manager (OAC) meetings to review/discuss construction progress and quality. Monitors, systematizes, recommends, and reports on all change proposals and monitors impact on project schedules and budgets
• Reviews and coordinates reviews of all submittals to ensure expeditious processing
• Arranges and monitors the timely and orderly project closeout activities. Works with consultants and operations personnel to prepare a punch-list for the contractor and ensure punch-list items have been addressed appropriately
• Reviews and makes recommendation for payment of invoices and requisitions for payment
• Monitors project monthly cash flow projections. Helps prepare budget updates and discusses project budget issues with Project Manager.
• Supports preparation and submission of submissions to jurisdictional authorities for permitting
• Performs other duties as assigned
Preferred Qualifications:
• Master’s degree in a technical field (engineering, architecture, construction management) related to construction, project management or the equivalent required
• Design and construction of LEED certified buildings
• Familiarity with City and State building codes and other applicable requirements
• Experience analyzing and interpreting design document
• OSHA 30
• Knowledge and/or experience with Procore and Kahua software
Required Qualifications:
• Bachelor’s degree in a technical field (engineering, architecture, construction
management) related to construction, project management or the equivalent
• Minimum of 3 years helping manage new and/or renovation projects, preferably in
a higher education, medical, government setting
• On site/field experience on construction sites
• Excellent communications skills
• Experience analyzing and interpreting design documents
• Strong knowledge of Project Management Software
