 Owner’s project management firm is seeking a Program Manager with at least 10 years’ experience managing Public Building projects with a value of around $5 - $10 Million.
Primary Duties of the Program Manager:
  • Attend all construction related meetings in order to fully understand the scope and pace of a project.
  • Identify potential cost and schedule impacts arising from RFI’s, CCD’s, Si’s, Change Order’s, Submittals and other developments that influence the final scope and cost of the project. Evaluate the Contractor’s Schedule for adjustments and reasons for each.
  • Assess the progress in meeting obligations identified in the Contractor’s Schedule to insure timely implementation. This includes but is not limited to all closeout activities including testing and inspection, FF&E procurement, delivery and placement, and Local Regulatory Agency requirements.
  • Develop and promulgate a quality assurance/quality control program.
  • Review all Pay Applications for Design, Professional Services, and Contractors. Provide recommendations for adjustments when required.
  • Review all proposed work, including work by the Professional Service firms for impacts to the neighborhood, existing school activities, and operations affecting the welfare of the surrounding educational and residential community on a weekly basis. Verify on a daily basis the approved plan is being followed.
  • Walk the job site and observe the work on a regular basis. Secure from the contractor a list of the subcontractors on site, and the total number of workers for each. Review all trade work for quality of installation.
  • Verify the Contractor’s updating of As-Built Drawings to insure compliance with guidelines and owner requirements.
Review the Contractors’ Safety Program weekly and report immediately to the owner any activity adversely impacting project and individual safety including injuries to construction workers, consultants, staff, students, parents, or general public.
